Housing prices in Cyprus accelerated in Q4 2025, according to new data released by the Central Bank.

The overall residential price index rose 7.1% year on year, up from 5% in the previous quarter. The sharpest move was in apartments, where annual growth reached 9.6%.

The Central Bank attributes the acceleration to persistently strong demand from both domestic and foreign buyers, a gradual but still tight housing supply, and construction costs that remain at high levels.

For houses, annual growth stood at 3.4%. Trends varied by district, with some regions accelerating and others showing slower growth or declines.

The figures suggest the housing market remains under significant price pressure, with supply conditions and development costs playing a key role.
